Loandipity provides specific services and loan offers when connecting sellers to buyers in our investor pool. We are a direct to seller platform and do not act as realtor to any party. Negotiations and terms are determined by the seller and the buyer of each real estate transaction.
There are no upfront out of pocket expenses to list your property for sale on the Loandipity platform. A service fee may be charged only when your property is sold. However, we only provide marketing directly to our investors. We do not place nor advertise on the MLS, Zillow, Trulia, or any other listing site. Transactions a direct and between buyers and sellers.
We do charge a fee that is paid ONLY on closed transactions and is much less than traditional real estate listing services. This fee can vary from state to state based on the complexity of the transaction and state regulations. The fee can be paid by the seller, the buyer, or split between both parties at closing. The fee does not include any third party charges such as title and escrow, inspections, appraisals, loan costs, and any other additional services that may be required to complete the purchase and sales agreement.
Unlike traditional real estate purchases, showings only occur when you are ready to accept an offer. At that point there will be an inspection of the property by the buyer to determine whether or not both parties involved will want to move forward, provide a counter offer, or decline the offer.
